Room & Bathroom Rules
- Tub Use: The bathtub is for shower use only. Bath soaking is not permitted.
- Shower Curtain: Must remain fully inside the tub while showering to prevent water damage.
- Water Damage: Flooding or overflow caused by improper shower use may result in loss of deposit.
- Cleanliness: Keep the bathroom clean and free of excessive water on the floor.
Plumbing & Maintenance Policy
- After‑Hours Plumbing: Issues reported after 7:00 PM will be addressed the next day between 9:00 AM and 5:00 PM.
- Emergency Call‑Outs: If an after‑hours service call is required due to guest misuse, the guest is responsible for the full service invoice.
- Vintage Electrical Notice: As a historic property, outlets cannot support high‑power devices or multiple electronics plugged into one outlet.
Pool Policy
Failure to follow pool rules may result in loss of your security deposit.
- Adults 21+: Pool is open 24 hours for guests age 21 and older.
- Children Under 17: Pool hours for minors are 7:00 AM to 10:00 PM.
- Supervision Required: Children under 17 must be supervised by an adult (18+) at all times.
- Beach Rinse Rule: Guests returning from the beach must rinse off sand before entering the pool.
- No Food, Drinks, or Smoking: No food, beverages, alcohol, glass, or smoking allowed in the pool area.
- Safety First: Follow all posted pool rules.
Check‑In & Check‑Out
- 15‑Minute Inspection Rule: Guests must report any issues within 15 minutes of check‑in by texting 843‑585‑7537.
- Check‑In: Standard check‑in time is listed in your confirmation.
- Check‑Out: Guests must check out by the confirmed time to avoid fees.
- Late Check‑Out: Unauthorized late check‑out may result in additional charges.
Payment & Deposit Policy
- Pay for Your Stay: Payments are completed at pay.cmihotel1935.com/pay.html.
- Security Deposit: Deposits are collected at pay.cmihotel1935.com/deposit.html.
- Deposit Use: Deposits may be used for damages, rule violations, smoking, unauthorized guests, or unpaid balances.
- Refund: Deposits are released after inspection per payment processor timelines.
Smoking, Vaping & Substances
- Non‑Smoking Property: Smoking and vaping are not allowed inside rooms, indoor areas or near the lobby porch.
- Evidence of Smoking: Odor, ashes, burns, or residue may result in deposit loss and cleaning fees of $250.00.
- Illegal Substances: Strictly prohibited.
Pets & Parking
Pets
- Pet Policy: NO Pets.
- Responsibility: If we discover an undeclared pet in the room, a $150.00 per-pet violdation fee will be Charged, and you will be required to checkout immediately without any refund. .
Parking
- Registered Vehicles Only: Parking is for registered guests only.
- At Your Own Risk: The hotel is not responsible for vehicle damage or theft.

CMI Hotel 1935 is committed to providing a clean, comfortable, and reasonably safe environment for all guests. By making a reservation and checking into our property, guests acknowledge and agree to the following terms regarding property condition, assumption of risk, and limitations of liability.
Property Condition Acknowledgment
CMI Hotel 1935 is a vintage property originally constructed in 1935. The building, grounds, guest rooms, and common areas are provided in their current as‑is condition. Guests acknowledge that older buildings may include:
- Uneven surfaces, steps, or walkways
- Variations in flooring, door frames, and ceiling heights
- Older plumbing, electrical, and HVAC systems
- Stairways, railings, and fixtures consistent with the building's original era
- Parking lot surfaces that may be uneven or unpaved
Assumption of Risk
Guests voluntarily assume all risks associated with their stay, including risks arising from the age and condition of the property, weather conditions, use of stairs and walkways, and other open and obvious conditions. This is consistent with South Carolina’s doctrine of express assumption of risk and modified comparative negligence.
Limitation of Liability
To the fullest extent permitted by South Carolina law, CMI Hotel 1935 and its staff shall not be liable for injury, illness, death, or property loss arising from:
- Condition of the building, grounds, rooms, or parking areas
- Slip‑and‑fall incidents or accidents
- Weather‑related conditions
- Acts of other guests or third parties
- Loss or theft of personal belongings
- Utility interruptions (water, electricity, internet, air conditioning)
This does not waive liability for gross negligence or willful misconduct, which cannot be waived under South Carolina law.
Guest Responsibility
- Wear appropriate footwear
- Use caution on stairs, wet areas, and uneven surfaces
- Supervise children at all times
- Secure personal belongings (no safe provided)
- Report unsafe conditions immediately
- Follow all posted rules
Injury & Accident Reporting
- Notify the customer service immediately.
- Call 911 for any medical emergency.
Property Damage by Guests
Guests are financially responsible for any damage caused by themselves or their party. The hotel may charge the card on file in accordance with S.C. Code §45‑2‑30.
Insurance
Guests are encouraged to maintain personal travel or liability insurance. The hotel’s insurance does not cover guest belongings or medical expenses.
Governing Law
All policies are governed by the laws of the State of South Carolina. Any legal action must be brought in Horry County.

Local Guest Policy

Residency Restriction
CMI Hotel 1935 does not rent rooms to individuals whose primary residential address is within a 100‑mile radius of the property.
Verification
All guests must present valid government‑issued photo ID. The address on the ID determines eligibility. Guests within the restricted radius will be refused accommodation and refunded any prepaid charges.
Limited Exceptions
Management may grant exceptions for documented emergencies such as:
- Home displacement (fire, flood, natural disaster)
- Active insurance or disaster‑relief claims
- Essential‑worker lodging coordinated through an employer or agency
Non‑Discrimination Statement
This policy complies with the South Carolina Lodging Establishment Act. Geographic residence is not a protected class under state or federal law.
Refusal of Service
Under S.C. Code §45‑2‑30(B), an innkeeper may refuse accommodations for the reasons described without civil or criminal liability, provided the refusal is not based on a protected characteristic.
